Site Plan Amendments

Typically, site plan amendments modify condition language or requirements, permit outdoor café seating, live entertainment, dancing, etc. Application requests are heard by the County Board at the public hearing scheduled no earlier than 60 days from the date of acceptance.

Major Site Plan Amendments

Major site plan amendments are any modification of the approved site plan which meets one or more of the following criteria (Zoning Ordinance §15.5.3.A):

  • Principal use of the building would change in more than five percent of the total floor area of the building.
  • Density would change by more than five percent of the total floor area of the building.
  • Building height would change by more than 12 ft.
  • Gross floor area of the first floor would change in more than 20 percent of the area of the first floor.
  • Change in the site area which is used to calculate density.
  • Any change which the Zoning Administrator determines is similar in significance to the above stated changes.

Major site plan amendment applications must be submitted online.

Minor Site Plan Amendments

A minor site plan amendment is any modification of an approved site plan that is not considered a major amendment and cannot be approved administratively. The subdivision of land involved in an approved site plan is a minor amendment, unless certain criteria is met (Zoning Ordinance §15.5.3.B) The review process also differs from a new site plan or major site plan amendment. A minor site plan amendment requires a hearing before the County Board, but not necessarily by the Planning Commission or Site Plan Review Committee.

Fees

Fee Schedules provide the range of fees charged for each type of application or activity related to land development in Arlington. Fees cover permitting, plan review, enforcement, inspection, service delivery, performance agreements and conditions. There are separate fee schedules for Inspection Services Division (ISD), Zoning and the Department of Environmental Services (DES). Some permits involve fees from more than one schedule.
