About the Project 

SPLA26-00009 

Penzance proposes a Site Plan Amendment to SP #162 to demolish the existing office building and construct a new 18-story multifamily residential building with approximately 341 units. Additional details include:

• 364,064 sf of residential GFA (11.6 FAR)
• Below-grade parking garage (existing to remain):
  • 0.41 parking spaces per unit (142 spaces);
  • 10 visitor spaces
• Exterior loading area to remain
• Additional density requested: 214,064 sf (above 4.8 FAR base max.)
• Additional height requested: 14 feet above base max. (194 feet proposed; base max. is 180 feet)

Zoning Modifications Requested: additional density, additional height, reduced parking, reduced loading, increased compact parking, and density exclusions.
