About the Project

SP #105 (SP-2 and SP-3) – SPLA26-00004 and SPLA26-00006

The applicant, JM Zell Partners, proposes a Phased Development Site Plan (PDSP) Amendment and an Adaptive Reuse Site Plan to SP #105 (SP-2 and SP-3) that would terminate the previously approved, but unbuilt, PDSP and Design Guidelines (“12^th Street Landing”) and replace it with an adaptive reuse proposal that would convert the two existing, vacant 12-story office buildings to multifamily residential with new ground-level retail and residential extensions. Additional details include:

• 607 total dwelling units
• 29,975 sf of ground floor retail
• 3,579 sf of office
• Below-grade parking structure (existing):
  • 0.78 parking spaces per unit (including visitor);
  • 1 sp. per 249 sf retail parking spaces (120)
  • 100 spaces for existing Avis rental car use (UPER23-00002 and -00003)
  • 157 flex spaces

• Zoning Modifications Requested: additional density, reduced parking, increased compact parking and modified dimensional standards, density exclusions
