About the Project

SP #269
The developer, Red Fox DC, LLC, and its applicant has applied for an adaptive reuse site plan amendment to SP #269. This is one of the first projects to implement the Adaptive Reuse Site Plan Amendment provision of the Arlington County Zoning Ordinance. The applicant proposes the following changes:
- Convert 254,474 square feet of existing office and retail equivalent use to approximately 269 residential units and residential amenity space.
- Convert approximately 6,896 square feet of building storage and maintenance areas on the P1 level to residential amenity space.
- Renovate the rooftop to provide a pool and indoor/outdoor gathering space for residents, which would result in an additional 4,298 square feet of gross floor area (GFA) on the roof.
- Increase the overall GFA of the building by a total of 11,194 square feet as permitted by § 15.5.9.D of the Zoning Ordinance.
- Retain the existing below grade garage and the existing 6,079 square-foot retail space along Fairfax Drive.
Aside from the facade revisions for the rooftop amenity area, no other changes to the existing building exterior are necessary except for new windows.
