About the Project

The applicant, GD 3601 (Gilbane Development Company), has applied for an adaptive reuse site plan amendment to Site Plan #293. This is one of the first projects to implement the Adaptive Reuse Site Plan Amendment provision of the Arlington County Zoning Ordinance. The applicant proposes the following changes:
- Convert 119,564 sf of vacant office and commercial GFA to 94 residential units and 5,639 sf of ground floor retail
- Retain the existing below-grade parking garage with 207 total parking spaces.
- Minor changes to building exterior, including adding new doors to the sixth-floor terraces, replacing fixed windows with operable windows, and installing new retail entrances at the ground level.
- Improvements to the existing plaza area, including providing additional planters and adding outdoor seating.
No changes are proposed to the existing building height, footprint, total density, and streetscape conditions.
