Short-Term Housing Rentals

In the Arlington County Zoning Ordinance, a short-term housing rental is referred to as Accessory Homestay. They are typically listed in platforms such as Airbnb, Craigslist, VRBO or other similar services.

Eligibility Requirements to Operate an Accessory Homestay:

  • You must be the primary resident of the property (living there at least 185 days per year);
  • The homestay must operate within a legally established dwelling unit; and,
  • You must comply with Arlington County's Zoning Ordinance and safety regulations.

Arlington allows residents to rent out their primary residence for stays of less than 30 days on platforms like Airbnb, Craigslist, VRBO, and other similar services. To operate legally, the host (the owner or tenant renting out the dwelling) must obtain an Accessory Homestay Permit, meet zoning and safety requirements, register for a business license, and comply with tax obligations.  Learn more below.
