The 1.36-acre site is located on N. Woodrow Street in the Waverly Hills neighborhood. It is bound by an N. Woodrow Street to the west, 21st Street N. to the north, N. Woodstock Street to the east, and 20th Road N. to the south. The Lee Heights Shopping Center and its surface parking lot are located directly to the north and Woodstock Park is located to the southeast of the site. Project Description

The applicant, True Ground Housing Partners, Inc. (formerly Arlington Partnership for Affordable Housing), has submitted applications for the following requests:

  • GLUP amendment to change the site’s GLUP designation from “Low-Medium” Residential to “Low” Office-Apartment-Hotel
  • Rezoning from “RA8-18” Multiple Family Dwelling District to “C-O-1.5” Mixed Use Zoning District
  • New Site Plan (SP #482) to construct a 10-story residential building with 249 units, 100% of which will be Committed Affordable (CAF) housing units. Additional project details include:
    • 222 parking spaces (0.84 spaces/unit) located in a partially below-grade garage
    • LEED Silver green building certification
    • Proposed Zoning Modifications for:
      • Additional density
      • Density exclusions
      • Residential parking ratio
      • Loading spaces
