N Quintana Update: January 2021

Minor construction work (installation of handrails and miscellaneous restoration work) completed in January 2021. Installation of the lighting component is TBD and will ultimately be determined by Dominion Energy’s schedule.

N Quintana Construction 8/14

A County crew will be on site, weather permitting, making minor adjustments to the original/existing sidewalk near Washington Blvd and the west side of N Quintana.

N Quintana Construction 8/3-8/7

All major construction has been completed. Due to a sub-contractor delay, this week contractors will continue to focus on the installation of the handrails and the completion of miscellaneous restoration work.

N Quintana Construction 7/27-7/31

7/27-7/31 -All major construction has been completed. This week contractors will focus on installing handrails and will continue restoration work. Homeowners that have had new sod installed on their lawns and in the grass strip next to the sidewalk are asked to please begin watering.

To ensure continued growth of newly installed sod into a healthy lawn, please follow these guidelines:

  • Water as early in the morning as possible.
  • Water in sufficient quantities to maintain soil to a depth of 4-6 inches.
  • Allow sod to grow 4-5 inches before moving, cutting a 1/3 of the grass blade but not shorter than 3 inches.
  • Apply one inch of water a week, from rain or applied water.

Please note, the sod has a 1 year warranty from time of installation. If sod needs to be replaced, please notify:

N Quintana Construction 7/20-7/24

7/20-7/24- The contractor will continue restoration work and will review and correct constructed items as necessary. No road closures are expected at this time.

N Quintana Construction 7/13-7/17

7/13-7/17-Due to weather delays, contractors will be continuing the placement of the final 2” surface asphalt along the roadway (N Quintana). Please note, residents should expect road closures with only local traffic permitted. Flaggers will be onsite during the week to direct traffic. Contractors will continue general restoration along N Quintana. Please note, local traffic can use the roadway for access during the weekend, but should use caution due to uneven pavement.

Flaggers will be onsite to direct residents. Contractors will continue working on the remaining sidewalk component and will continue general excavation and restoration along N Quintana.

6/15-6/19 The contractor will continue the installation of the storm drain structure between 1903 N Quintana and 19th St N. Installation of concrete sidewalk, curb and gutter will also be continued along N Quintana St between 1908 N Quintana and 19th St N. Contractors will continue general excavation and restoration and no road closures are expected at this time.

UPDATE: 6/10-6/12 The contractor will continue installing concrete sidewalk and curb in front of 1913 N Quintana and will be installing driveway aprons for 1912 N Quintana and 1920 N Quintana. Residents will be notified by the contractor the day before so that they are able to move their cars out of their driveways or leave them in place. Contractors will continue general excavation and restoration.

The contractor will be installing the storm drain structure between properties 1903-1908 N Quintana. Residents should expect a partial road closure. Flaggers will be onsite to direct traffic.

6/2-6/5

The contractor will continue installing concrete sidewalk, curb and driveway aprons from on the east side of N Quintana from Washington Blvd to 1903 N Quintana. Residents will be notified by the contractor the day before so that they are be able to move their cars out of their driveways or leave them in place.

May 2020 Update:

5/18 Due to staffing challenges faced by the contractor, the N Quintana St project has been delayed by approximately 2-3 weeks. An update will be shared as soon as work is scheduled to resume.

5/26 Construction on N Quintana St has resumed.

April 2020 update:

Construction for this project is scheduled to begin on or after April 20, 2020, weather permitting.

July, 2019 Update:

Contractor selected, construction date TBD pending contractor availability and sequencing/completion of other construction projects currently underway.

About the Project

  • A new 5’ wide concrete sidewalk will be constructed along the east side of the street. It will narrow to 4’ in width at one location to protect a mature tree.
  • A utility (grass) strip will also be included as part of the project, located adjacent to the sidewalk.
  • The utility (grass) strip width will be mostly two and a half feet along the east side, except where a mature tree is to be protected. There will be no utility (grass) strip at that location.
  • LED Carlyle-style streetlights will replace existing DVP-owned Cobra streetlights.
  • Stormwater drainage improvements will be made within the project limits.
  • The street width will be narrowed to 28’-0” at the northerly end of the project limits, closer to Washington Blvd, and on street parking will be retained along both sides.
  • The existing utility (grass) strip with mature trees along the west side at the northerly end will be widened to provide more space for the roots, currently overgrowing the curb due to inadequate width.
  • The street width will be narrowed to 22’-0” at the mid to southerly parts of the project limits, and on street parking will be retained along the east side only.
  • The narrowed roadway will maintain two travel lanes, one in each direction, but will be considered a yield street.
