About the Project

The applicant, Fillmore Center LLC, proposes to build a six-story mixed-use building on approximately 91,776 square feet of land on the site currently occupied by multiple local and national retail businesses and a surface parking lot. The proposal includes 250 new residential units, approximately 50,243 square feet of ground floor retail, and three levels of below-grade parking containing approximately 412 parking spaces.

Elements Under Consideration

This is a Special Exception Form Based Code Use Permit due to the existing site size, which is larger than 40,000 square feet. The applicant is also requesting the following modifications from the Commercial Form Based Code:

  • Height of finished (ground) story elevation relative to fronting sidewalk
  • Minimum built to RBL between 75% – 90% on ground story, 60% - 90% on upper stories. Compliant on Columbia Pike, but not Cleveland St.
