The Annual Development Highlights report summarizes residential and commercial development activity in Arlington and compares development trends over the last 10 years. This report contains an inventory of development projects throughout the County.

In 2024, the County Board approved ten (10) special exception projects that increased density in the County: five (5) site plans, two (2) Phased Development Site Plan (PDSP) amendments, two (2) Form Based Code use permits, and the expansion of VHC Health.
21 projects were completed, adding 285,281 SF of office, 98,029 SF retail, 396,877 SF of other space, and 2,981 residential units to the County. Rosslyn Towers at The Key, 1900 Crystal Drive (The Grace and The Reva), Hazel National Landing, Crystal Plaza 1, and Unity Homes at Ballston (formerly Ballston Station) were completed adding 2,745 multi-family residential units to the County.
Construction started on eight (8) projects. These projects are expected to add 12,130 SF of retail, 262,000 SF of other space, and 667 multi-family residential units to the County. Major projects that began construction in 2024 included the Arlington Career Center, Rosslyn RCA site, and Marbella Apartments - Phase I.
There were three (3) major demolitions, including the demolition of the former Crestar Bank and Offices (15,200 SF office) within the Columbia Pike corridor and the Harris Teeter (49,442 SF retail) in Ballston. The majority of demolitions are in anticipation of future development at the site.
