Download meeting documents: Staff Report & Exhibits BackgroundThe applicant (1200 Eads St. Inc.) proposes a final site plan to combine Phases 4 and 5 of the Metropolitan Park development (phases as defined by the Metropolitan Park Design Guidelines) into one building consisting of 699 residential units and 41,679 square feet of retail space. A proposed grocery store will comprise 37,058 square feet of the ground floor of the building. The building will incorporate multiple rooflines with a maximum proposed height of 22 stories (260.7 feet). An amendment to the Pentagon City PDSP (SP #105) and Master Transportation Plan are associated with this. Site LocationThe 2.64 acre (115,097 square feet) site area is identified as Phases 4 and 5 of the Metropolitan Park portion of the Pentagon City Phased Development Site Plan (SP #105). Specifically, the area subject to the proposed final site plan is defined by 12th Street South (to be constructed) to the north, South Eads Street to the east, 13th Street South (to be constructed) to the south, and South Elm Street (to be constructed) to the west. |
